Notice of Value letters were mailed out on February 18, 2025. PLEASE NOTE: Appeal date: April 21, 2025 |

The Notice of Value letter shows the owner their current property values for 2025 and future values for 2026. This is where Full Cash Value (FCV) and Limited Property Value (LPV) are listed. The Legal Class code determines the classification of your property.
On the back side of the notice, a brief description provides codes for primary usage (3.01), secondary usage (4.01) or rental usage (4.02). If the notice shows code 3.01 (owner-occupied primary residence), the owner already receives the Less State to Education reduction from the Yuma County Treasurer. However, if your status changes (i.e. widowed, disabled, or senior) you may qualify for other discount programs:

If the current classification code needs to change (i.e., from rental to primary residence), the Assessor’s office would need to verify your intention to reside in the current property for more than nine months of the year with proof of residence.
To correct the property usage, please return the following documents to the Assessor’s office:
- Arizona Driver’s License
- Arizona ID Card
- Arizona Voters Card
- Arizona State Income Tax Return

Please keep in mind that the office will not change the classification until one of these affirmations are received.
