NOTICE OF AUCTION FOR LEASE OF REAL PROPERTY IN YUMA COUNTY


Pursuant to A.R.S. § 11-256, notice is hereby given that the Yuma County Board of Supervisors
will conduct an auction 9:00 a.m. on January 3, 2018 at the Yuma County Board of Supervisors
auditorium located at 198 South Main Street, Yuma Arizona, for an estimated 6,610 square feet
of office space used exclusively for the provision of physical and behavioral health care in
collaboration with Yuma County Adult Probation Services. The office space is located in the
first floor of the county-owned building located at 410. S. Maiden Lane, Yuma, AZ, 85364.
Exhibit A, part of the lease, describes the specific office space and assigned parking for the
leased premises.

LEGAL DESCRIPTION:
Parcel 1 and Parcel 2 of the Maiden Lane Lot Tie, according to Book 16 of Plats, Page 57,
records of Yuma County, Arizona, being a Lot Tie of Lots 2 thru 4; Block 24, City of
Yuma, and Lots 1 thru 3, Block 25, City of Yuma, according to White’s Official Survey
filed April 4, 1894, in the office of the County Recorder of Yuma County, Arizona;
EXCEPT title to any mine of gold, silver, cinnabar or copper or to any valid claim or
possession held under existing laws of Congress, as set forth in Patent from the United
States of America.

The property is located in Yuma County at 410. S. Maiden Lane, Yuma, AZ, 85364. This
auction notice is available on Yuma County’s website at www.yumacountyaz.gov, Request for
Bids.

LEASE TERMS:
A. The lease shall be effective on January 3, 2018 and remain in effect through
January 3, 2023, and includes two (2) additional five-year lease periods upon written
request by the Tenant sixty (60) days prior to the expiration date of any successive
five-year period. Yuma County will order a new appraisal to determine then-market
rent amounts, the cost of which is reimbursed by the Tenant.
B. The monthly base rent amount for the Lease will be the amount of the prevailing bid.
C. The specific terms of the Lease and the available office space and assigned parking
are available Yuma County’s website at www.yumacountyaz.gov, Request for Bids.

BIDDING REQUIREMENTS:
A. All bids will be based on a starting bid of $10,906.50.
B. All other terms of the lease are fixed.
C. The County may cancel this bid in whole or in part at any time prior to the
acceptance of the final bid.
